Constraints such as existing conditions and heritage designations are addressed directly, working through each limitation to achieve a clear and well resolved outcome.

Vane Cottage is a Grade II listed 17th century dwelling formed through early timber frame construction and later phases of alteration, including 18th century masonry additions. The project involved a full programme of repair and refurbishment to secure its long term use while preserving its architectural significance.
The approved works included repair of the existing roof structure, renewal of lead flashings, lime mortar repointing, stabilisation of historic timber elements, and replacement of the ground floor with a breathable limecrete build up. Existing windows and doors were refurbished with upgraded glazing, rainwater goods were replaced, chimney hearths were repaired, and new kitchen and bathroom layouts were introduced.
Opening up works revealed extensive concealed deterioration, including decay in primary roof timbers, failure within sections of the timber frame, degraded sole plates, and localised instability to external walls. Repairs were carefully targeted to stabilise the structure while retaining original fabric, with all interventions matching the existing construction in form and performance.
All materials followed conservation principles, using vapour permeable systems throughout. The ground floor was rebuilt in limecrete over foamed glass aggregate, with lime based finishes and breathable coatings applied internally and externally. Masonry repairs used matching brick and lime mortar to maintain both appearance and structural integrity.
Roof works required significant structural intervention. Removal of the covering exposed widespread failure within the timber framework, requiring the introduction of new structural members. These were carefully integrated to retain the original roof geometry and overall character of the building.
The project included listed building consent, condition discharge, and detailed construction packages, resulting in a resolved restoration that ensures long term performance.
